Yes. You rent the whole villa with no other guests on site. There is a private salt-water pool with a slide, a games table for pool and ping-pong, bicycles to ride around the house, a BBQ grill and two kitchens for cooking yourselves. With 4 bedrooms and 4 bathrooms it sleeps 8, or up to 14 with extra beds, so several families can come together. Parking inside and in front of the house fits around 5–6 cars.

Yes. The price is a whole-villa rate, not per person, and it already covers 8 guests, so there is no separate small-group price — a small party simply gets the entire 4-bedroom house, private pool and grounds to themselves. Rates start at 6,900 THB per night on Sunday to Thursday.

Yes — pets are welcome. The villa is rented as a whole house with no other guests sharing the property. We just ask that you help us keep the house clean and look after everything inside.

Yes. Please let us know and get approval in advance via LINE before your stay. There is a BBQ grill and outdoor space to use. We do ask that noise is kept down after 22:00 out of respect for the surrounding area.

Smoking is allowed only in the designated outdoor area. Please do not smoke inside the house.

You can pay in one of two ways — pay the full amount to confirm straight away, or place a 50% deposit to hold your dates and then pay the remaining balance in full by 2 days before check-in (before midnight, Thailand time). The ฿5,000 security deposit is a separate matter — you settle it with our staff at check-in and we return it in full within 24 hours after the villa has been checked.

Once the deposit is paid, JENICE POOL VILLA does not refund it under any circumstances, except when flooding makes the stay impossible. Please double-check your dates before placing a deposit.

The remaining balance must be paid in full by 2 days before check-in (before midnight of that day, Thailand time). If it is not paid by then, the booking is treated as forfeited and the deposit is not refunded. If you have already transferred, please send the slip and message us right away and our team will check and confirm.

Once payment is made, the room rate is final and non-refundable, but your stay may be moved or changed once, with at least one week's notice before check-in — your dates are held exclusively for you and closed to other guests straight away. Please double-check your dates, or talk to us, before you pay.

The rate is for the whole villa, not per person — from 6,900 THB per night Sunday to Thursday and 9,900 THB per night Friday to Saturday, with a 1-night minimum. The rate already covers 8 guests.
